Lead Owners' Association management for 1,500+ units across Balqis Residences, Atlantis The Royal Residences, One Za'abeel Residences and West Wharf Business Bay — branded residences, residential, mixed-use, hotel and retail assets in Palm Jumeirah and Business Bay. Oversee AED 117M in annual operating and service-charge budgets — preparation, cost allocation, service-charge calculations, regulatory submissions and approvals. Spearhead a cross-portfolio transformation and leadership programme, leading a 10-member team, while coaching a five-member cross-functional team across community coordination and FM operations. Ensure governance and compliance with RERA, Mollak, Nakheel, Trakhees and Dubai Municipality, and led the handover of 232 units at Atlantis Residences.
Managed daily community operations through site inspections and collaboration with service providers, suppliers and residents. Assisted with community service-fee budgets and RERA/Mollak submissions and Owners Committee materials; ensured adherence to the Strata Title Law. Spearheaded the 8-tower Downtown lobby refurbishment — designer meetings, material selection, RFQs and tender evaluations — and a 3-month Dubai Mall customer-experience inspection. Prepared monthly high-level management review presentations — data analysis, CSAT scores, customer emails, service requests and call-centre data.
